Acceptance of Terms & User Eligibility
Welcome to Campora (accessible at https://camporastudent.com). These Terms of Service (the "Terms") constitute a legally binding agreement between you and the individual operator of Campora governing your access to and use of our Website, mobile interfaces, listings, and related communication features.
By visiting the Website, creating an account (as a Student or Property Owner), submitting a listing, or scheduling an accommodation enquiry, you confirm that you have read, understood, and agree to be bound by these Terms and our Privacy Policy. If you do not agree, you must immediately cease accessing or using the Platform.
User Eligibility: The Platform is primarily intended for college and university students (typically aged 18 years and older) and adult property owners. If an individual under the age of 18 uses the Platform to search for student accommodation, such individual must do so only with the consent, guidance, and ongoing supervision of a parent or legal guardian who agrees to be bound by these Terms on their behalf.
Campora's Role as an Online Marketplace Intermediary
Individual Operator Status: Campora is an independent online platform operated by an individual based in Bhubaneswar, Odisha, India. Campora is currently not incorporated or registered as a company (private limited, LLP, or corporation) under the Indian Companies Act, 2013.
Marketplace Intermediary Function: Campora operates strictly as an online marketplace and digital intermediary under Section 79 of the Information Technology Act, 2000. Our platform provides a digital meeting ground where:
- Independent property owners, managers, and PG operators can showcase and publish details regarding available rooms, student PGs, private hostels, and shared flats near university campuses.
- College students and prospective residents can search, compare, and connect with property owners directly without traditional middleman brokerage fees.
Student Account Responsibilities & Mandatory Due Diligence
Students utilizing Campora agree to observe the following standards and responsibilities:
- Accurate Registration: You agree to provide true, current, and complete personal and academic information, including your legal name, contact phone number, valid email address, and affiliated university or college name.
- Credential Security: You are responsible for safeguarding your login credentials and password. You agree to notify us immediately at info@camporastudent.com if you suspect any unauthorized access to your account.
- Mandatory In-Person Due Diligence: Before paying any token advance, moving in, or signing a rental contract, you must personally visit and physically inspect the accommodation. You must personally verify the room condition, bathroom sanitation, ventilation, water supply timings, electricity metering, food mess hygiene, security arrangements, and proximity to your campus.
- Good Conduct & Compliance: You agree to treat property owners, facility staff, and fellow student residents with respect and to observe agreed-upon house rules and local community standards.
Property Owner Responsibilities & Listing Standards
Property owners, managers, and authorized PG operators who submit property listings to Campora represent and warrant that:
- Lawful Authority: You are the lawful owner, authorized lessee, or officially designated manager with full legal authority to offer the premises for student tenancy.
- Truthful & Accurate Listings: All listing descriptions, pricing details, room sharing configurations, utility terms, deposit requirements, and amenities are accurate, truthful, and updated. You agree not to engage in "bait-and-switch" practices or misleading representations.
- Authentic Photographs: All uploaded photos must reflect the actual, current condition of the specific property, rooms, bathrooms, and facilities offered to students. Stock photos or photos of unrelated premises are strictly prohibited.
- Legal & Municipal Compliance: You are solely responsible for complying with all applicable local municipal regulations, building codes, fire safety guidelines, tax requirements, and police tenant verification procedures mandated in your jurisdiction.
- Fair Treatment of Students: You agree to honor published rent terms and deposit refund timelines and to provide students with clean, habitable, and safe living environments.
Property Verification & Its Explicit Limitations
Campora may assign a "Verified" badge or display audit indicators for certain properties listed on the Platform. We wish to provide clear, candid guidance on what verification entails:
- Scope of Verification: Verification checks conducted by Campora are limited to preliminary confirmation of basic listing parameters, such as phone confirmation with the owner, basic verification of property existence, cross-checking college proximity, or a preliminary visual walkthrough check where feasible.
Enquiries, Bookings & Independent Tenancy Contracts
Platform Inquiries: When a student submits a booking request, schedules a visit, or contacts an owner through Campora, this acts as a direct communication and connection request between the two parties.
Direct Bilateral Agreement: The final tenancy arrangement—including rental terms, monthly payment schedules, minimum lock-in periods, notice period requirements, security deposit deductions, and house rules—is a strictly bilateral contract directly between the student (or student's parent) and the independent property owner.
Campora is not a party to this agreement, does not cosign rental agreements, and does not intervene in contractual disagreements, eviction disputes, or interpersonal roommate issues.
Rent Payments & Zero Online Payment Facility Policy
Direct Payment Policy:
- All financial obligations—including monthly room rent, security deposits, maintenance fees, electricity meter charges, and mess charges—are settled directly between the student (or their guardian) and the property owner.
- Payments should be made via direct methods mutually agreed upon between the student and owner (such as direct UPI transfer, IMPS/NEFT bank transfer, or cash against a signed physical receipt).
- No Escrow or Dispute Holding: Campora does not hold funds in escrow, does not handle rent deduction disputes, and does not manage deposit refunds. Campora shall not be held liable for any payment dispute, unreturned security deposit, or financial default arising between a student and a property owner.
- Students are strongly advised to always request and retain a written, signed receipt for every payment made to an owner.
